Panel, meter base, service entrance, grounding and bonding. This is where most real findings come from.

We test outlets and switches throughout, verify GFCI and AFCI protection where code requires it, and check polarity and grounding.

Check the safety systems

Smoke and CO detector wiring and placement, plus any hardwired safety equipment in the house.

Written report, same day

Urgent items first, then the things worth planning for, then the notes. Photographs of anything we flag, so you are not taking our word for it.

What an inspection costs

A full 21-point inspection with a written report is $189 for most single-family homes under 3,000 square feet. Larger homes and homes with detached structures are quoted before we book. If you have us do the repair work we find, the inspection fee comes off that invoice.

Electrical Inspections questions

Two to three hours for a typical single-family home. We would rather take the time than hand you a report we rushed.
Small items yes, if you want them handled — a dead GFCI or a loose device is a few minutes. Anything larger gets quoted so you can decide without a technician standing in your kitchen.
No. A county inspection signs off on permitted work against code at the time it was done. Ours assesses the whole system as it stands today, including everything a previous owner did without a permit.
